Almost a year ago, I made a move that has given me a whole new perspective on home ownership. I moved into a condo.As someone who has spent a lot of time around real estate, I have obviously had plenty of conversations about condo living over the years. I have helped people buy condos, sell condos, downsize into condos and choose condos because of the lifestyle they offer.But there is something different about actually living it yourself.After almost a year in my condo, I can honestly say that I really like condo life. It has given me a different kind of freedom, and there are a few things about it that I have come to appreciate more and more.
It Is Really About the Lifestyle
The biggest thing for me is the lifestyle.One of the reasons people choose condo living is because they want a home without all of the work that can come with owning a traditional house. I have definitely come to appreciate that.There is something pretty nice about coming home and not having a long list of maintenance projects waiting for you.I enjoy being active. I like getting out for walks, riding my e bike, going to the gym, getting outside, spending time with family and friends and simply enjoying life. Condo living fits really well with that.Instead of spending my weekends worrying about yard work, exterior maintenance or all of the little things that come with maintaining a house, I have more freedom to do the things I actually enjoy.And for me, that is a big deal.Peace of Mind and Security
Another thing I have really come to appreciate is the sense of security that comes with condo living.There is something reassuring about knowing that you are part of a building where there are other people around. Coming and going, seeing neighbours, and knowing there is a community around you creates a different feeling than living in a detached home.Of course, every building is different and there are always things to consider when choosing a condo. The building itself, the strata, the financial health of the corporation, the maintenance history and the rules are all important things buyers should investigate.But when you find the right building, there can be a real sense of peace of mind that comes with it.Less Responsibility for Maintenance and Upkeep
This one might be my favourite.Owning a home is great, but there is no denying that it comes with responsibility. Roofs need attention. Gutters need cleaning. Exterior areas need maintenance. Landscaping needs work. Things break.With condo living, many of those responsibilities are handled collectively through the strata.That does not mean owning a condo is maintenance free. You still have your own unit to look after, and strata fees are part of the equation. There can also be special assessments, so understanding the financial health of a building is incredibly important before buying.But overall, I really enjoy having less responsibility for the big maintenance items.It allows me to spend less time worrying about the property and more time enjoying it.There Is a Sense of Community
This was something I did not fully appreciate until I experienced it myself.Living in a condo means being part of a community. You see the same people in the elevator, in the hallways, around the building and sometimes out walking in the neighbourhood.You start recognizing people.You say hello.You have little conversations.And over time, those small interactions can turn into something that feels surprisingly meaningful.I think there is something really nice about knowing the people around you and feeling like you are part of a community rather than simply living in a building.Condo Living Is Not for Everyone
Now, I am not suggesting that everyone should sell their house and move into a condo.There are definitely things about house ownership that people love. Having a yard, more privacy, additional space and the ability to make many of your own decisions about your property are all important advantages.Condo living comes with its own considerations too. You have strata fees, bylaws, shared spaces and decisions that are made collectively. You are buying into not just a home, but a building and a community.That is why I always think it is important to look beyond the unit itself when considering a condo.What is the building like?How well is it maintained?How healthy are the finances?What does the contingency reserve look like?What do the strata documents tell you?And perhaps most importantly, does the lifestyle fit what you actually want?Almost a Year In, I Get It
After almost a year of living in my condo, I have a much better understanding of why condo living appeals to so many people.For me, it comes down to lifestyle, peace of mind, less maintenance and a sense of community.I like having a comfortable place to call home without feeling like my home owns all of my spare time.That might be the biggest benefit of all.Real estate is not just about square footage, bedrooms, bathrooms or what a property might be worth five years from now.
